The Empire State Building is now not only on the map in the minds of brokers and tenants, it is also on the map of Midtown Manhattan, according to the recent revisions announced by CB Richard Ellis, New York City's largest real estate services firm. The firm has expanded the borders of its Midtown Manhattan market to encompass W&H's Empire State Building. Through the redefinition, all nine W&H Properties' Pre-War Trophy towers are officially situated within Midtown. Specifically, the firm's announcement states that the expanded Midtown borders contain "some of New York City's premier properties, including several of the skyline's most iconic buildings - the Empire State Building, 1 and 2 Penn Plaza, Madison Square Garden, the James A. Farley Post Office and Hotel Pennsylvania," along with Hudson Yards. The new southern boundary outlined in the redefinition extends along 31st Street from Fifth to Tenth Avenues and along 30th Street from Tenth Avenue to the Hudson River. As Dean Shapiro, CB Richard Ellis's executive managing director of New York City Brokerage explains, "A burgeoning 34th Street business corridor, as well as an exciting roster of current and planned office projects and the impending development of the Hudson Yards area, reaffirm that the conventional boundaries of Midtown and Midtown South have changed." "With our extensive improvement and retenanting programs underway, the Empire State Building is clearly part of Midtown, attracting top brokers and tenants like never before. We appreciate the formal recognition by CB Richard Ellis," notes Fred C. Posniak of W&H. "The redefinition underscores the convenience of W&H building locations: all are located in vibrant, 24-hour, 7-day-a-week residential, office, destination retail and entertainment neighborhoods with outstanding transportation connections, not to mention great restaurants, amenities and shopping.
