Steve Eynon, the new director of leasing at the Empire State Building and a first vice president at CB Richard Ellis, is no stranger to high-profile Manhattan properties. Since 1995, when he joined the Edward S. Gordon Company (a predecessor of CB Richard Ellis), he has leased space at 625 Madison Avenue, 535 Madison Avenue, 450 Park Avenue, and 680 Fifth Avenue. Along the way, he has represented a long list of prominent clients, including Bertelsmann, Blue Cross/Blue Shield of New Jersey, Escada USA, Universal Music Group and Viacom, Inc. This experience has been invaluable in his new role at the Empire State Building, where he has worked full time since September. Mr. Eynon is responsible for all aspects of the property's day-to-day leasing activities, including negotiating new leases, renewals, and expansions, projecting and analyzing financials, coordinating the development of pre-built and space consolidation programs, and spearheading outreach to the brokerage community. "Every day presents new challenges, but each puts us one step closer to achieving the transformation of an iconic office property, redesigned for today's corporate user," says Mr. Eynon. "Our task is to make both the brokerage and tenant communities aware of this transformation." He notes that the property offers far more than a prestigious address. "The Empire State Building has committed, experienced, and financially strong long-term ownership," he says. "Tenants also benefit from the results of an ongoing massive capital improvements program. And the surrounding neighborhood has a burgeoning 24/7 atmosphere, thanks, in part, to the addition of five new residential buildings in the immediate area." Mr. Eynon was raised in northern New Jersey and received a B.A. degree in journalism from Lehigh University in Pennsylvania. At one point, he confides, he intended to go to law school. Fortunately for the real estate community and W&H, not to mention the tenants and staff of the Empire State Building, he changed his mind. And Mr. Eynon hasn't looked back. "I had no idea that one day I'd have the opportunity to work at the Empire State Building, or participate in this exciting repositioning process," he says. "I look forward to representing CB Richard Ellis as we work with W&H to bring the world's most famous office building to its rightful place as a trophy in the midtown market." |
