Mr. Greenspan, you recently arranged the lease of an entire 23,567-squarefoot floor at 1359 Broadway for your client, Kohl's Corporation. What prompted you to show the company this particular space?

GG: As a 20-year veteran of the Herald Square District I have been tremendously impressed with the changes taking place in the area. The renovation of 1359 Broadway, in particular, is a superior project, and the effort has not only transformed that building, but has also helped to spur growth in the surrounding area. With the location as hot as it is, I knew it was worth showing; Kohl's agreed.

What other factors influenced the company's decision to lease at this building?

GG: Li & Fung, a vendor for Kohl's, is in the same building. This was attractive to Kohl's because they feel that the proximity helps to reinforce the strategic alliance and successful business relationship between the two companies.

How would you describe the leasing process?

GG: Newmark Knight Frank and the building's ownership were great to work with. As with any leasing negotiations, the process was complex and detailed, but we all collaborated well and worked hard to achieve the common goal as smoothly as possible.

Is the Kohl's lease an indication that the Herald Square District may be gaining visibility with decision-makers of larger corporations?

GG: Yes, and I'm extremely impressed with the way that W&H is helping to foster that by bringing a new standard of professionalism to the neighborhood. The renovations taking place at 1359 Broadway and other major corners have already brought forth a dramatic increase in corporate presence to the area, and I'm sure that more long-term benefits will follow.
