The commitment? We promised to upgrade thoroughly these properties, retaining their charm while transforming them into modern places of business with first-rate infrastructures, a rich roster of amenities, flexible floor plates, and a large assortment of market-ready pre-builts and white-boxed spaces. And we've kept those promises: more than a quarter-billion dollars of capital improvements have been completed to date, some 1.5 million square feet of space has been leased, and $16.2 million has been paid in commissions - 100% on lease signing. Upgrades Already Underway The new W&H buildings already are being transformed. CB Richard Ellis, Cushman & Wakefield and Newmark Knight Frank, with their proven track record of executing the vision of W&H Properties, have been installed as managing and leasing agents of the new properties; major capital improvements, including building-wide upgrades and space consolidations, are either already or about to get underway; and ownership is as involved and committed as ever to ensure tenant and broker satisfaction. Space Consolidation Planned In addition to the renovations, the original properties within the portfolio have undergone space consolidation initiatives that maximized the advantages of the properties' flexible and efficient floorplates. The new properties will undergo similar initiatives, including the consolidation of smaller suites into larger units, the reduction of corridor space and the merging of courtyard space with exterior spaces to enhance light and air. Furthermore, we will extend our ambitious pre-built program. Through this program, we maintain a constant supply of new pre-built suites ideally suited to firms that wish to relocate quickly without going through the hassles of construction. Tenants can also choose our white-boxed space options for custom installation. Again, flexibility is key; we want to give our tenants as many choices as possible, and we will work with brokers and their clients to find exactly the right fit for their needs.
