Mr. Grotto, you recently arranged a lease for your client, Rosetta Marketing Strategies Group (RSMG), in 1359 Broadway. What was the principal attraction of the building?

JG: Rosetta Marketing is headquartered in Princeton, New Jersey, so its first criterion was a well-located, thoroughly up-to-date building, near Penn Station.

What other factors influenced the company's decision?

JG: RSMG executives looked at, and rejected, other well-located buildings that were only partially renovated, and liked what they saw at 1359. They were impressed by the quality of the ownership and what was obviously a well-run building.

How would you describe the leasing process?
|
|
JG: From my viewpoint as a broker, the process was smooth and well organized. The client and I really appreciated the up front offer of complete architectural and construction services at no cost. After the leasing decision was made, we were helped in defining the criteria for the design and build-out, and then everything was taken care of for us expertly. It was an easy one-stop deal, handled in the most helpful and attentive way. Testimony to Rosetta's happy tenancy is the fact that they have just taken additional adjacent space, well short of a year after the original lease.
