The popularity of pre-built suites has remained strong in recent months, and W&H is working hard to keep up with the demand.

The Lincoln Building's pre-built program has accounted for 70% of its recent leasing activity. In the last quarter of 2005, nearly 20,000 square feet of pre-built space was leased to several different firms, including the NCAA, Bahamas Tourist Office, Shelter Wood Financial Services and Blitz Investment. Additionally, an existing tenant, the National Life Insurance Corporation, expanded its full-floor space into a pre-built suite on another floor. The company decided to lease the expansion space because of the efficient space layout and high level of finishes offered, explains Brian Waterman, executive vice president of Newmark, the property's managing and leasing agent.
"To say that our pre-builts are popular is an understatement," he notes.
"We've leased units before they were even constructed— the tenants based their decisions on our plans alone."

In response to the continuing interest in pre-builts, the building will roll out an additional 20,000 square feet of pre-built space in early 2006.

Pre-builts are also leasing quickly at 250 West 57th Street. In 2005, eight units were leased to such diverse businesses as Mourant Fund Services, YSGF Realty, and Monitor Oil, reports Joe Rizzuto, director of Cushman & Wakefield, the building's managing and leasing agent. "With demand brisk, only two units are immediately available for leasing, but we are constructing four additional units with delivery by month end," he says. As with all W&H pre-builts, the units will feature highly efficient space layouts with new ceilings, lighting and flooring, as well as windowed offices, premium carpeting, side-lights, conference rooms and pantries. Sizes range from 2,000 to 4,000 square feet.

1359 Broadway is also spearheading a successful pre-built program. Most recently, a law firm and retail consulting firm snapped up two units soon after they became available. Michael Frantz, director of Newmark, the building's leasing and managing agent, is not surprised that the spaces were leased so quickly. "In the Times Square South area, high-end pre-builts that offer convenience and quality are hard to come by," he notes.

Clearly, tenants appreciate the hassle-free moves pre-built suites afford. With these units, there is no waiting period or aggravation involved in construction and design. And there are no surprises. Tenants know exactly what their new offices are going to look like.
