With more than $150 million in capital improvements completed and an additional $82 million in progress, plus 1.2 million square feet of prime Manhattan office space leased, W&H celebrated its second anniversary in October.

The portfolio, which includes The Lincoln Building, 250 West 57th Street, 501 Seventh Avenue and 1359 Broadway, was formally introduced to the brokerage community just over two years ago, during a party for more than 500 brokers on the gutted floor of 1359 Broadway. At that event, W&H outlined its plans for the buildings and its commitment to brokers and tenants.

Much has happened during the past two years, notes Anthony E. Malkin, president of Wien & Malkin supervisory Services, the creators of the W&H brand.

"We installed the top three agents — CB Richard Ellis, Cushman & Wakefield, and Newmark — at the buildings, paid more than $8.6 million in brokers' commissions upon lease signings, established the Show, Lease & Win® quarterly raffles for brokers and the Refer, Lease & Win® rewards for tenants, and implemented a highly successful pre-built program," he explains.

"The rebranding of our portfolio has been so successful in such a short period of time because we deliver on our promises," says Mr. Malkin. "While W&H was merely a concept two years ago, today brokers and tenants know who is behind it and that we keep our word, over and over again. W&H and its sponsors are trusted business partners in the commercial real estate community."

He adds, "Now that we are reaching our objectives in occupancy rates (more than 90% in each building) and capital improvements, we're not going to stop the momentum. For 2006 and beyond, we still have work to do in consolidating suites and releasing them to higher credit tenants for longer terms.
