W&H: Mr. Ripka, you recently negotiated T.J. Maxx's lease of a three-floor retail space at 250 West 57th Street. What led you to show T.J. Maxx this space?

PR: We like to recommend locations that have a number of positives, and 250 West 57th Street fulfills that: The retail has great presence, and there is extensive pedestrian activity and mass transportation surrounding it. Additionally, having a footprint at 57th and Eighth Avenue, and basically Broadway as well, is a powerful draw.

W&H: What aspects of the space appealed to T.J. Maxx?

PR: The grade and second-level floors lend themselves well to retail. Furthermore, the ceiling heights are impressive, there is very good loading, and, again, the site has a strong presence with a great branding opportunity.

W&H: This was an exceedingly complex transaction. What were some of the issues that had to be addressed, and what were the lease negotiations like?

PR: There were tenant buyouts and multiple party economic negotiations, which always lead to complexities. In addition, both W&H and TJX are very strong, stable companies, so each knew what they wanted, which led to a difference of opinion from time to time. However, they are also intelligent and flexible, so we were able to figure out compromises.

W&H: How would you characterize your experiences with W&H?

PR: When working with an owner/developer, the best things you can ask for are honesty and responsiveness. Honesty speaks for itself, and integrity is essential. All of the professionals at W&H are incredibly responsive to technical questions and solving problems. That's why it's great to work with W&H.

W&H: Is there anything else you'd like to mention about the deal?

PR: Deals are made by individuals, and in this transaction the individuals on both sides had a cooperative and deal-making spirit that led us to the closing.
