A: Occupy space in a W&H building. Throughout the W&H portfolio, we're implementing a series of sustainability initiatives - including a suite of "green" practices and energy efficiency measures - that provide healthier, more productive work environments, while reducing overall operating expenses for our tenants. The top-to-bottom upgrade programs complete or nearing completion at every property include new modern base building and HVAC systems that provide fresh, clean air throughout every floor and tenant space. In addition, the comprehensive suite of "green" practices - comprising tenant waste and construction debris recycling, use of non-contaminating cleaning fluids and pest control solutions, recycled content in carpets, and low off-gassing paints, adhesives and wall coverings - is now in place at each building. These initiatives create a healthier work environment that results in better worker productivity, fewer employee sick days, higher employee retention and enhanced recruitment. In addition to cleaner, healthier work environments, W&H tenants benefit from lessons learned through our groundbreaking energy efficiency retrofit program now underway at the Empire State Building. This energy reduction program - consisting of eight rigorously evaluated and proven cost-reduction initiatives - is being implemented at each W&H property and will reduce overall energy consumption, leading to lower operating costs for tenants. W&H's Empire State Building tenants already have access to W&H's new modeling, measurement and projection tools to implement cost-saving measures and optimize tenant space performance. Soon, our web-based Tenant Energy Management System, which offers tenants instant feedback to measure, control and reduce their own operating costs and carbon footprints, will be available in all our properties. And these features are not limited to big tenants - all W&H buildings now sub-meter electricity in all new suites of more than 2,500 square feet. Considering that electricity is typically the third largest office expense, after salaries and rent, the financial benefit of our portfolio-wide energy reduction measures is clear. W&H, in short, is committed to sustainable property operations and development.
