It looks like 2010 may be another record year for leasing at W&H Properties (following 2009's record year with more than 1.3 million square feet leased). In addition to the existing one million square feet of deals in negotiation, below are highlights of recent transactions that have contributed to this continuing momentum:
- Insurance giant Aetna (NYSE:AET) expanded at 1333 Broadway, two years after signing its initial lease for nearly 40,000 square feet at the property, into an additional 12,900 square feet on the third floor. Tenant broker: William Korchak of Jones Lang LaSalle.
- AMSEC, LLC, a wholly owned subsidiary of Northrop Grumman Shipbuilding, leased an 8,000-square-foot pre-built on the eighth floor at 112 West 34th Street. Tenant broker: George Relyea of CB Richard Ellis.
- Ashley Capital, one of the largest privately held real estate investment companies in the U.S., leased a high-end pre-built on the 45th floor at One Grand Central Place for its headquarters. Tenant broker: Jason Lund of Cushman & Wakefield.
- Au Bon Pain has leased a 1,338-square-foot retail space at the Empire State Building, on the 33rd Street side of the property. Tenant broker: Jacqueline Klinger of Northwest Atlantic.
- Barsky Ventures, a financial firm headed by former Wall Street Journal writer Neil Barsky, leased a high-end pre-built totaling 4,400 square feet on the 25th floor at 250 West 57th Street. Tenant brokers: Haley Klein and Alexander Chudnoff of Cushman & Wakefield.
- Law firm Clayman & Rosenberg renewed its 5,800-square-foot space on the 13th floor at One Grand Central Place. Tenant broker: Howard Tennenbaum of SL Green.
- Apparel company D.E. Fashion renewed its 8,000-square-foot space on the fifth floor at 1400 Broadway.
- Epstein Drangel Bazeman & James LLP, a boutique law firm specializing in the full range of intellectual property services, expanded its space at One Grand Central Place to take an additional 5,000 square feet on the 24th floor. Tenant broker: Andrew Sachs of Cushman & Wakefield.
- Fidelity National Title Insurance Company has nearly doubled its space at the Empire State Building, expanding to almost 10,000 square feet on the 30th floor. Tenant broker: Steven Sharpe of Orion Realty.
- FLSV Fund Administration Services, LLC, a firm that provides accounting, infrastructure, operations and investor services to the private equity industry, leased a pre-built on the 12th floor at 1359 Broadway totaling 3,815 square feet. Tenant broker: Brian Kapchan of Williamson Pickett Gross.
- Fragrance Warehouse, which offers more than 5,000 brand-name fragrances at discounted prices, leased nearly 3,000 square feet at 301 Madison Avenue (at One Grand Central Place) for its flagship store. Tenant broker: Daniel Rahmani of Venture Capital Properties.
- Gap, Inc. renewed its 17,620-square-foot multilevel retail space at 250 West 57th Street Street. Tenant broker: Robert Futterman of RKF.
- ICS Compliance Solutions, L.L.C., a banking compliance resource to more than 800 financial institutions, leased a 3,000-square-foot pre-built on the sixth floor at 1350 Broadway. Tenant broker: David Gonzalez of Manhattan Commercial Realty.
- Jamba Juice Company, a leading restaurant retailer of better-for-you food and beverage offerings, leased just under 2,000 square feet at One Grand Central Place. Tenant broker: Kyle Allen of Northwest Atlantic.
- James Joseph Andrew Fashion Ltd., a leading apparel manufacturer, renewed its space on the fifth floor at 1400 Broadway, totaling 6,415 square feet.
- La Maison du Chocolat, the famed luxury chocolatier, leased a retail space at the Empire State Building. Tenant broker: Christine Emery of The Lansco Corporation.
- Li & Fung Ltd., the world's leading buying agency for consumer goods, expanded again at 1359 Broadway, taking an additional 10,500 square feet on the 10th floor. Tenant brokers: Mitchell Konsker and Alexander Chudnoff of Cushman & Wakefield.
- Lyoness US, Inc., an international shopping community, leased over 6,000 square feet on the 27th floor at the Empire State Building. Tenant broker: Anita Grossberg of Prudential Douglas Elliman.
- Masergy Communications, Inc., a global network service provider, leased a high-end pre-built on the seventh floor at One Grand Central Place. Tenant broker: Adam Schultz of CB Richard Ellis.
- New York Power Authority, the country's largest state public power organization, renewed its 8,000 square feet on the ninth floor at 501 Seventh Avenue.
- Noven Pharmaceuticals, a specialty pharmaceutical company with more than 650 employees, leased the entire 37th floor at the Empire State Building. The firm is relocating to the 25,346-square-foot space from the Chrysler Building. Tenant brokers: James P. Quinn, Gary Youm and Nina Marroccoli of Jones Lang LaSalle.
- Rizzo Group, one of the city's leading building code, zoning and land use consulting firms, leased nearly 9,000 square feet on the fifth floor at 1333 Broadway. Tenant brokers: William Cohen and Steve Renbaum of Newmark Knight Frank.
- Schumann Center for Media and Democracy and Public Affairs Television, two media companies headed by Bill Moyers, each signed leases for pre-built suites on the seventh floor of 250 West 57th Street, totaling approximately 3,000 square feet. Tenant broker: James DeLuca of Cushman & Wakefield.
- Special Funds Conservation Committee, a private company organized in 1938 for the purpose of conserving assets of the special funds, leased the entire 27th floor at One Grand Central Place, totaling 17,614 square feet. Tenant brokers: Jon Fales and Bruce Surry of CB Richard Ellis.
- Teleport Communications Group, the first competitive local exchange carrier (CLEC) in the U.S., renewed more than 8,000 square feet on the fourth and fifth floors at 250 West 57th Street.
- T.J. Maxx, the legendary retailer, signed a lease for three floors of retail space, encompassing 27,639 square feet, at 250 West 57th Street. Tenant broker: Peter Ripka of Ripco Real Estate.
