These tools go far beyond basic e-mail correspondence. Consider our Web-based property management systems, for example. By visiting www.whpropertiesny.com, entering their individual building Web site, and clicking on the Tenant Services section at the top of the screen, W&H tenants can order maintenance and cleaning services, create a traceable record of requests, obtain cost estimates and monitor work status online.

"Tenants appreciate the convenience and efficiency of these systems, which negate the need for a middleman or phone tag," says Richard C. Heller of Wien & Malkin Supervisory Services.

The annual tenant surveys are also Web-based, he notes.

"It's important for us to hear what tenants have to say, but we don't want to take up too much of their valuable work time," explains Mr. Heller. "By providing online surveys, we make the feedback process quick and painless."

More tenant Web tools are in the works. Within the next few months, all W&H buildings will provide online tenant handbooks. These handbooks will include detailed information about building security, building access, emergency procedures, building amenities, building services, building rules and regulations, and area amenities. Keep an eye out for announcements.

W&H also supports Web tools specifically designed for brokers. To learn about space availabilities at any W&H building, brokers can simply visit the W&H website to view detailed information on the available units, as well as accurate floor plans.

"Broker outreach is a high priority for us," says Anthony E. Malkin, president of Wien & Malkin Supervisory Services. "Although we always welcome on-site visits, we also realize that brokers are frequently pressed for time. Consequently, they appreciate one-stop online resources.

"Our goal is to encourage connections, both Internet and interpersonal," he concludes. "That's the ideal combination for 21st century real estate."
