Every organization has unique needs when it comes to office space. These include not only the fundamentals of square footage and location, but also needs specific to organizational structure and business type. For example, an organization with many senior managers and a strict code of hierarchy may require more windowed offices than one with a flat structure, for which an open plan may suffice. And if clients come to the office to discuss confidential matters, as they normally do at law or accounting firms, private conference rooms are a must.

Because our tenants represent a wide range of industries, corporate cultures, and sizes, W&H Properties® offers a turn-key buildout service at all of the portfolio's buildings. Through these buildouts, we can ensure that the space a tenant leases suits its administrative structure and accurately reflects the image the tenant wants to project.

Although there are several steps involved in a buildout, the process is straightforward because W&H takes care of everything. First, we offer a free consultation with one of our architects. Once a design is agreed upon, W&H manages each phase of the construction that transforms a "white-box" space into a clean, personalized office suite in move-in condition. In other words, we make the process truly turn-key.

The response from tenants for which we have organized buildouts has been extremely positive. For example, Rosetta Marketing Strategies Group (RMSG), at 1359 Broadway, was so happy with its initial buildout that it has requested another for its upcoming expansion. Andrew Friedman, a financial partner of RMSG, says, "We've been very pleased with our first buildout. The space is high quality, and it's in great shape. Furthermore, the buildout process was extremely smooth."

Joe Grotto, Jr., RMSG's broker, agrees. As he explains, "After the leasing decision was made, we were helped in defining the criteria for the design and buildout, and then everything was taken care of for us expertly. It was an easy one-stop deal, handled in the most helpful and attentive way."

Buildouts may or may not be right for you. But whenever you lease space at a W&H building, whether it's pre-built or build-to-suit, one thing is clear: We're here to make things easy for you. It's our business to provide turn-key moves and expansions so that you can focus on your business. As our motto – "We Perform For You" – indicates, when we talk turn-key, we mean business.
