501 Seventh Avenue
"Demand for office space has been so strong in Midtown Manhattan that the vacancy rate in the area has dropped to 10 percent," reported the New York Times recently. In another recent report, Crain's said that the "supply of space [in the Midtown office market] continues to tighten in the face of brisk demand."

W&H to the rescue. Even when space is tight, there is always an opportunity to locate quality space within the W&H portfolio. Leasing activity at W&H Properties has been exceedingly strong, but with our inventory of quality, small tenant suites and our ongoing upgrade program, we have consistent tenant rollover, which provides availability in each building in the portfolio — and spaces to fit all sizes and requirements, from full floors to partial floors to single suites to prebuilts to build-to-suits. (For a complete inventory, visit whpropertiesny.com.)

To start with, although full floor and partial-floor availabilities are extremely rare at our buildings, we are pleased to announce that W&H buildings have several such opportunities. Specifically, these are:

  • The Lincoln Building, at 60 East 42nd Street, with direct underground access to Grand Central: 43rd floor, located in the tower of the building. The 12,386-square-foot floor offers sweeping views with a tremendous amount of light. There are over 35 windows on the floor, so a large number of private windowed offices and suites can be built. The building has completed $30 million of enhancements, including new windows, new washrooms, a new HVAC system, new and faster elevator operating systems, new elevator cabs with marble interiors, and refurbished public corridors and bathrooms. An additional $55 million has been allotted for further enhancements.
  • 250 West 57th Street, in the lively arts and entertainment district: A partial floor of 10,565 rentable square feet is available. The space features exposure to all of 57th Street and Broadway. Tenants can enjoy the results of a nearly complete $35 million capital improvement program that includes new windows, elevator cabs, upgraded building systems, refurbished public corridors, bathrooms and a new lobby.
  • 1359 Broadway, in the heart of Times Square South at 36th Street: A full floor of 23,567 rentable square feet. The floor features windows on four sides, excellent light, outstanding views, and tenant-controlled air conditioning. The building is currently undergoing an ambitious $54-million-dollar capital improvement program, which includes new windows, new washrooms, a new HVAC system, upgraded electrical systems, newer and faster elevator operating systems, new elevator cabs, refurbished public corridors, and a new lobby and entrance.
  • 501 Seventh Avenue, at the intersection of Seventh Avenue and 37th Street, has reached its highest rate of occupancy in more than 20 years. However, there are many opportunities that will be available for new tenants as older leases in place before the building-wide renovation program begin rollover. 18 full floors are tenanted by preexisting tenancies and offer proactive new tenants and brokers the chance to join one of the turnaround success stories of the decade. Come see our new, small pre-built spaces as well. We are nearing completion on the full-scale renovation and upgrade program that was the model for the upgrades underway at 1359 Broadway.

If you're looking for a smaller space, check out our availability listings on page 4 or on our Web site, whpropertiesny.com. Even though occupancy at our buildings is at an all-time high, we can always make room for good, credit-worthy tenants.

Keep in mind that we have a wide range of construction and design options. Our pre-built program has become a fantastic success. If you're a broker with a client, or you own a small business yourself and you need a fast decision, or you just don't want the hassle of building out your own space, this is an opportunity you should consider. Pre-built spaces, which are ready for immediate occupancy and are in move-in condition, provide tenants with new, clean spaces with new ceilings, lighting and flooring. If you have more time to spare, you may prefer our build-to-suit offices, which allow you to determine exactly how you want your space to function, while avoiding the hassle and cost of doing your own construction. Both of these options result in a turn-key move for tenants.

We invite you to visit our buildings and see our range of offerings for yourself. And, remember, if you're a broker, you can enter our quarterly Show, Lease & Win™ raffle simply by leaving your business card on the premises. Brokers also receive 100% of their commissions upon lease signings. So stop by! Whatever your needs are, we'll do our best to fulfill them. And if you're a tenant with a friend who would welcome being in a W&H property, why not join in Refer, Lease & Win™ and get $1,000?
