TranSystems Leases 8,900 Square Feet at the Empire State Building

NEW YORK CITY - Reflecting the success of W&H's long-term plan to accommodate medium-size credit-worthy firms at the Empire State Building, TranSystems Corporation, a transportation consulting company with more than 40 offices around the United States, has signed a lease for 8,900 square feet on the property's ninth floor, announced Stephen Eynon, director of leasing at the building. The landlord will build out the space for occupancy in May.

"This is the latest in a long line of established, credit-worthy organizations to make its home in the Empire State Building," says Mr. Eynon. "In regard to the TranSystems' lease, a determining factor was our in-house capability to construct the space on behalf of the tenant. The combination of capability and financial commitment to pre-builts and build-to-suits helped solidify the deal." Headquartered in Kansas City, Missouri, TranSystems focuses exclusively on the transportation component of the economy, and provides a full range of architectural, engineering and planning services; management and supply chain consulting services; transportation security consulting services; and transportation real estate consulting services. The firm's regional offices are in Boston; Chicago; Greenville, South Carolina; Fort Worth; Phoenix; and Oakland.

Joseph Mangiacotti of CB Richard Ellis represented TranSystems in the lease negotiations. Soaring 1,454 feet above Midtown Manhattan, the Empire State Building is the World's Most Famous Office Building. With new investments in infrastructure, public areas and amenities totaling more than $500 million, the Empire State Building has attracted first-rate tenants in a diverse array of industries from around the world.

Upgrades – planned and completed – include a strategic repurposing of the ground floor retail mix and a comprehensive restoration of the Empire State Building's art deco lobby and ceiling, along with the creation of a dedicated 34th Street tenant entrance. A new messenger center, modernization of the building's systems, new restrooms, air-conditioned public corridors, and new, improved multi-layered security systems comprise some of the building's contemporary amenities.

All 65 marble elevator cabs have been refurbished and the building's 6,500 windows have been replaced, increasing the Empire State Building's energy efficiency and earning it a coveted "Energy Star" designation. The Empire State Building is part of the W&H Properties portfolio. Broker commissions are paid in full at lease signing.
