November 19, 2008

NEW YORK CITY - William G. Cohen, executive vice president and principal of Newmark Knight Frank (NKF), has been appointed to lead the leasing and management team at W&H’s 60 East 42nd Street, announces Fred C. Posniak of W&H.

Mr. Cohen has been a principal at NKF for 23 years and a leasing broker in the New York area for 29 years. He has implemented successful leasing and marketing campaigns at such prestigious properties as Carnegie Hall Tower, CitySpire, Trump Tower and 645 Madison Avenue, and has played an instrumental role in brokering the sales of several prominent buildings, including 165 West 57th Street (the CAMI Building) 125 Park Avenue and 500 Fifth Avenue, to name a few.

"This appointment unites one of the top buildings in Manhattan with one of the top brokers in Manhattan," says Mr. Posniak. "We are confident that under Mr. Cohen's leadership, the leasing and management team will add many new achievements to its already strong track record."

One of the most interesting opportunities at 60 East 42nd Street is the newly available penthouse suite on floors 53-55, complete with a clearstory 30' ceiling on the 55th floor, a wrap-around private rooftop patio and private elevator, notes Mr. Cohen. In addition, he cites several full floors available in the tower of the building.

"There is so much potential," he says. "The property recently underwent an $85-million upgrade program, and the views in these spaces are outstanding."

A resident of Westport, Connecticut, Mr. Cohen holds a finance degree from the University of Miami. He is a board member of the Grand Central District Management Association, the Grand Central Partnership, the Bryant Park Management Corporation and the REBNY economic development committee, among other industry organizations. He frequently lectures at New York University’s Real Estate Institute, Commercial Property World International Conferences and seminars hosted by the Real Estate Board of New York.

60 East 42nd Street, with 55 stories, is one of the most prestigious addresses in the Grand Central District. It offers direct underground access to Grand Central Terminal, as well as to the 4, 5, 6, 7 and Times Square shuttle subway lines.

The property’s recently completed upgrade program includes new windows throughout the building; newer, faster elevators; new elevator cabs with marble interiors; renovated air-conditioned public corridors and bathrooms, and upgraded building-wide systems. The building also features a tenant conference center, messenger center and a law library.

Part of the W&H Properties portfolio, 60 East 42nd Street is owned by Lincoln Building Associates, L.L.C., a partnership led by Peter L. Malkin and Anthony E. Malkin. “The building has been under the same solid ownership for over half a century, which gives it the financial stability that is one of its most attractive features,” says Mr. Waterman.

Available space at 60 East 42nd Street ranges from partial floors of 1,200 to 8,000 square feet to full floors of 9,500 to 47,589 square feet. Retail opportunities are available in the lobby arcade, with spaces ranging from 244 to 728 square feet.

Broker commissions are paid in full at lease signing.
