But the neighborhood is only one of the many reasons he is enjoying his new role as a representative for the building and the W&H brand to the tenant and brokerage community. "To market effectively, you have to believe in your product," says Mr. Fales. "And this property is a great product." He explains: "501 Seventh Avenue is a completely upgraded pre-war trophy building — everything from the lobby to the elevators to the tenant spaces is state-of-the art. The building even recently won two BOMA/NY Pinnacle Awards for Renovated Building of the Year and Operating Building of the Year." Furthermore, Mr. Fales notes, the property offers "excellent access to all major transportation hubs in the city, especially Penn Station — just one block away." He himself is one of many who appreciate the convenience of the location — his commute from his home on the Upper West Side to the building is short and direct. Not surprisingly, given all these advantages, there has been a very low vacancy rate at the property for the past few years. That's why Mr. Fales is particularly eager to spread the word about a new unique opportunity — a block of 60,000 square feet on the entire eighth and ninth floors of the building will be available in the 3rd quarter of 2010. "Vacancies of any size are rare at 501 Seventh Avenue," he says. "This is truly an exceptional opportunity in the heart of Midtown." Mr. Fales is very familiar with Midtown Manhattan, having worked in the real estate business since 1997, when he joined ESG, a predecessor to CB Richard Ellis. He has stayed with the firm ever since. During his tenure, he has worked in both Midtown and Downtown markets, representing landlords. Mr. Fales received a bachelor's degree in economics from James Madison University in Harrisonburg, Virginia, and he is a member of the Real Estate Board of New York (REBNY). When he's not working, Mr. Fales spends time with his wife and two-year-old daughter, and pursues a weekend hobby in Newport, Rhode Island, where he is restoring a sailboat.
