W&H, in contrast, has always offered incentives to brokers — regardless of the economy — and will continue to do so. "Brokers are critical to our success. W&H shows its appreciation to brokers for giving us the opportunity to compete for their business through thank-you events, parties, and contests with great gifts and prizes, and of course, by paying 100 percent commissions on lease signings. Recent events included evening cocktail parties in the penthouse space at One Grand Central Place and on the 61st floor at the Empire State Building, which showcased exciting leasing opportunities at each property. In May, we arranged for brokers to enjoy a fun-filled evening baseball game at Citifield. Select brokers with whom we have done business this year joined us for tennis at our annual U.S. Open event, and we celebrated another successful year with them at our sixth annual broker thank-you party at the 21 Club on November 12th. Another popular event this year was our second W&H Properties' Passport Challenge, held throughout the month of April, during which more than 1,400 brokers toured the portfolio, receiving a special "Passport" stamp at each building visit. The stamps were then converted into raffle entries for a new MacBook Air, which went to Steven Kaplan of the Lansco Corporation. But there were no sore losers — every participant who visited at least six W&H properties received an iPod. Our quarterly Show, Lease & Win® raffles have set the standard in the industry. Chances are, you've participated in one of them — any broker who shows space at a W&H building and leaves a business card is automatically entered to win prizes such as a Sharp Aquos 19'' Multi System LCD TV. There are three Show, Lease & Win® winners per quarter, but, again, everyone wins something. All brokers who show space at a W&H building receive a quarterly thank-you gift. Past gifts have included leather padfolios, fleece blankets, barbeque sets and golf balls. These fun events and opportunities are in addition to the strongest demonstration of our commitment to the brokerage community — paying commissions 100% on lease signings. The author of the article in a well known publication notes this tradition, explaining that W&H "is well-known for paying commissions on signing in good times and bad." The article then quotes W&H Properties' leasing director Fred C. Posniak, who says, "We have not changed our model, because we never had to change our model due to the market."
