250 West 57th Street, situated in the center of the Time Warner South neighborhood, has always been a top destination for prominent, prestigious arts and entertainment firms, and that's even more the case now that the property has undergone an $82 million upgrade program.

Recent additions to the tenant roster include ML Management Associates, Inc. "Our long history of catering to entertainment and arts tenants adds to the building's appeal," says leasing director George Fabian. "We're used to seeing famous people come here to conduct business, and we are also leasing to prominent financial firms and non-entertainment tenants who are drawn to our completed total building upgrade and our 57th Street/Time Warner district address."

The location of the building is critical, he adds. "This neighborhood is the home for the large record labels and publishing houses," he notes. "The Hearst Corporation, for example, is right across the street and Time Warner Center is just next door. You can't get more convenient than that."

It's also important to mention a less obvious — but highly significant — reason that tenants flock to the property and renew their leases time and time again: the long-term financial stability of ownership.

"People are used to change. After all, the public is fickle — what's popular today might not be popular tomorrow," notes Mr. Fabian. "But the expectation of volatility within the industry does not extend to the office buildings where the firms are based. In this regard, tenants want security. They want to know that what a building owner promises today will be delivered tomorrow."
