For the first time in five decades at 60 East 42nd Street, ownership is making available the penthouse suite on floors (53-55), with their incredible views, wrap-around private rooftop patio, and private elevator.

One arrives on the 53rd floor to a space that offers tremendous natural light and spectacular unobstructed views on all four sides. Floors 54 and 55 are served by stairs and a private elevator. The clearstory ceiling heights on the 55th floor exceed a remarkable 21 feet.

The total square footage of the three contiguous floors is 31,072 square feet, and the individual floor sizes range from 9,429 square feet to 12,090 square feet. While the initial efforts will focus on attracting one tenant, ownership may consider leasing the floors separately.

For decades, the space has been occupied by Helmsley-Spear, which managed the building until 2003, when the building became part of the W&H Properties Pre-War Trophy portfolio and managerial responsibilities were awarded to Newmark Knight Frank. The block of space will be completely gutted and white-boxed for viewing by April 2009.

Other tower floors are available at the property, which recently underwent an $85-million upgrade program: the 44th floor (12,724 square feet), the 45th floor (12,722 square feet) and the 49th floor (12,099 square feet). Each floor has plentiful light and outstanding views, and, of course, all tenants will be able to take advantage of the in-building access to Grand Central Terminal.

"There is better light here than at neighboring 99 Park and 125 Park, and equal or better convenience and accessibility (including in-building access to Grand Central Terminal), and our rents are more competitive," notes John Sinon, the building's leasing director.
