MetLife, Lufthansa, Northwest Airlines, Setanta Sports, Exhale Spa, ShermansTravel Media and Mourant Fund Services are just a few of the notable firms that recently have leased pre-built spaces at W&H properties. In fact, W&H's pre-built program is so successful that many spaces are leased before construction even begins.

There are many factors accounting for the units' popularity, according to Fred C. Posniak of W&H. "Our quality pre-builts are designed and constructed at the highest quality standards," he explains. "These standards are top tier for the industry, and feature the high-end finishes normally found in more expensive locations, such as the Plaza District."

By leasing these units, which are in move-in condition, tenants avoid the time-consuming efforts of construction. "Clearly, word is getting out to brokers and their clients that convenience and quality need not be mutually exclusive," says Mr. Posniak.

In response to the rising demand for the units, W&H is significantly expanding its inventory of available pre-builts at each of its properties. All of the pre-builts contain new ceilings, lighting and flooring in highly efficient space layouts with a great deal of glass, wood and sidelights. The program's next phase includes the following rollouts:

  • Four pre-builts at 1359 Broadway (2,500 to 5,000 square feet).
  • Three showroom pre-builts at 1400 Broadway (3,000 to 4,000 square feet).
  • 17 pre-builts at the Empire State Building (2,911 to 5,787 square feet).
  • Three pre-builts at 1350 Broadway (3,000 to 4,000 square feet).
  • Four pre-builts at 1333 Broadway (3,000 to 8,000 square feet).
  • Six pre-builts at 60 East 42nd Street (2,500 to 5,000 square feet).
  • Five pre-builts at 250 West 57th Street (3,136 to 5,421 square feet).
  • Four pre-builts at 501 Seventh Avenue (1,500 to 5,000 square feet).

"Prospective tenants have been viewing our completed pre-builts and immediately deciding that they want the same product," says Mr. Posniak. "Fortunately, our ambitious program can accommodate the demand."
