When is less more? When it comes to the number of tenants in W&H properties. To make our buildings even more flexible and appealing to large or mid-size firms, while creating additional management efficiencies, we are continuing and expanding our highly successful space consolidation programs in each W&H property. Through these programs, W&H combines office units to make partial floors, full-floors or multi-floor blocks available. "We work closely with architects and our managing agents to determine not only the best uses of available space in our buildings, but also the layouts that are most appealing to growing, creditworthy firms," explains Fred Posniak of W&H. "Then we supervise the construction process to ensure that it meets our exacting standards and minimizes disruptions to existing tenants." The success of these programs is reflected in the tenant rosters at the original properties of the W&H portfolio -- The Lincoln Building, 501 Seventh Avenue, 1359 Broadway and 250 West 57th Street. Through consolidation, W&H has already reduced the pre-transition number of office suites from 1,259 to 745 at press time and made room for or enabled expansions of such tenants as Li & Fung, EDO Corporation, MIG & Consultants, Inc., Rosetta Marketing Strategies Group, Warnaco, the National Institute for the Psychotherapies Training Institute, RZO LLC, Paymentech and others. Now, as we continue to consolidate spaces in the original W&H towers, we're taking our space consolidation efforts to the five newer portfolio members - the Empire State Building, 112 West 34th Street, 1333 Broadway, 1350 Broadway and 1400 Broadway - so there are even more leasing opportunities in W&H buildings for firms with large space needs.
