"Clearly, there is great demand in the marketplace for these kinds of units." Pre-builts, which are ready for immediate occupancy, allow tenants to avoid the hassles and expense of a build-out. At 1359 Broadway, the units feature new ceilings, lighting, and flooring in highly efficient layouts. More pre-built units are being planned on the 11th floor, and will contain 2,000 to 4,200 square feet each. "One of the tenants who leased a pre-built prior to construction told us he did so because management accommodated all of his immediate needs, even providing temporary accommodations to use as an office while his space is being constructed," notes Mr. Waterman. "Flexibility is one of W&H's hallmarks, so we are pleased to learn that this was a deciding factor in the deal." |
