W&H's two properties in the Macy's/Herald Square district are rapidly gaining recognition as the neighborhood's best. 501 Seventh Avenue recently won the BOMA Award as the 2005-2006 Renovated Building of the Year. And an analysis of 1359 Broadway's services and amenities reveals that it is unmatched by any other building in its peer group.
The properties included in our analysis are widely considered to be the primary competitors of 1359 Broadway. These include 1065 Avenue of the Americas, 1250 Broadway, 1372 Broadway, 1430 Broadway, 500-512 Seventh Avenue, and One Penn Plaza. As the chart shows, 1359 Broadway is the high performer of the group, offering the wide range of services and amenities associated with W&H Properties' trophy pre-war portfolio. For example, it is one of only two buildings with air-conditioned public corridors, and one of only three with a concierge and 24/7 security. And it is the only property at which 100 percent of broker commissions are paid immediately upon lease signings. "But before 1359 Broadway underwent its total upgrade and conversion from a loft/showroom building, the results of our peer group analysis were far less positive," says Michael Frantz of Newmark Knight Frank, the building's managing and leasing agent. "At that point, we would not have been able to claim that the building was on a par with the much more expensive One Penn Plaza. But today, thanks to a nearly completed $54-million-dollar capital improvement program, a change in management and extensive upgrades in services and amenities, 1359 Broadway is not only above par, it's raising the bar for its peer group."
