Mr. Konsker, you and your colleagues, Alexander Chudnoff and Curtis Foster, recently closed a 94,250 square-foot-deal for Li & Fung at 1359 Broadway. Why did you decide to show the company this property?

MK: Li & Fung was looking for a large block of space in the immediate area of their existing offices that would also give them a higher profile and upscale image. 1359 was well located within these parameters.

What specific features of the property appealed to Li & Fung?

MK: The principals were enamored of the renovated lobby, the high ceilings on each floor, the ability to lease the penthouse and have use of the terraces, and the flexibility to expand within the property.

Several rounds of negotiations took place before the lease was signed. In your opinion, what are the most important factors that led to the succesful outcome?

MK: Tony Malkin's personal involvement in resolving some of the business issues was a key factor. He reached out to the company principals, so they felt that they had ownership's ear. Also, the entire W&H organization made the tenant comfortable that the building would meet all its needs, including accommodating intricate technical requirements and moving tenants to make space available for Li & Fung's work.

How would you describe your experiences working with W&H?

MK: Very positive. I will definitely continue to bring my clients to W&H properties. All of the W&H representatives were extremely hands-on, and they went out of their way to accommodate my client. Any questions we had were answered promptly. From a broker's perspective, it's a pleasure to do business with such a responsive organization.
